The Challenge

A national FM company required a full Regulation 4 compliance programme across 47 commercial properties, including offices, warehouses, and mixed-use buildings. Their existing asbestos registers were outdated and inconsistent, putting them at risk of HSE enforcement action.

Asbestosurv mobilised a team of BOHS P402 qualified surveyors to deliver HSG264-compliant management surveys across all 47 sites within an 8-week programme. We implemented a standardised risk assessment methodology, ensuring consistent reporting and a unified digital asbestos register.

Results

The Challenge

A construction contractor discovered suspect materials during an initial strip-out of a 1970s commercial building in Chelmsford. Work was halted immediately and an emergency refurbishment and demolition survey was required to allow the project to proceed safely and on schedule.

Our Solution

Asbestosurv attended site within 4 hours of the initial call. Our surveyor conducted a fully intrusive R&D survey across all areas affected by the planned demolition works, including behind wall linings, above ceiling voids, and within service risers. Samples were fast-tracked to our UKAS-accredited laboratory.

Results

The Challenge

A housing association managing 120 residential blocks across Kent and South London needed to bring their communal areas into full compliance with the Duty to Manage under CAR 2012. Many blocks had never been surveyed, and existing records were incomplete.

Our Solution

Asbestosurv designed a phased survey programme, prioritising high-risk blocks and those with planned maintenance works. Management surveys were conducted across all communal areas — hallways, stairwells, plant rooms, risers, and external structures. We provided individual block reports and a consolidated portfolio register.
