When Is This Required?
Required before any refurbishment, maintenance, or demolition work that may disturb the building fabric. Mandated under CAR 2012 Regulation 7 and the CDM Regulations 2015.
Who Needs This?
Purpose
To identify all ACMs within the scope of intrusive building works prior to refurbishment or demolition, ensuring complete asbestos identification before contractor mobilization.
Comprehensive Overview
Refurbishment and Demolition Surveys are legally required before any building work that will disturb the fabric of a structure. Unlike Management Surveys, R&D Surveys are fully intrusive and, where necessary, destructive to access all areas where asbestos could be present.
Comprehensive Intrusive Inspection: Our surveyors access ALL areas including ceiling voids, floor voids, wall cavities, service risers, ducts, partition interiors, beneath floor coverings, behind fixed panels, and within structural elements. This requires lifting floor tiles, removing ceiling tiles, opening wall panels, and accessing roof spaces and basements.
Destructive Investigation: Where required and with client authorization, we undertake controlled destructive investigation to expose concealed materials. This may include removing sections of plasterboard, breaking through false ceilings, cutting access hatches, or removing external cladding panels.
Scope Definition: R&D Surveys are scope-specific, covering only areas affected by planned works. For partial refurbishments, we focus on work zones. For full demolitions, the entire building is systematically investigated.
Required for major refurbishment projects, structural alterations, complete demolitions, service replacements, and development sites.
