Asbestos Management Surveys

Asbestos Management Surveys are the standard survey type required for occupied non-domestic buildings under the Control of Asbestos Regulations 2012. Our BOHS P402-qualified surveyors undertake systematic visual inspections in accordance with HSG264 methodology to identify, locate, and assess ACMs within all reasonably accessible areas of your property.

Visual Inspection: Systematic examination of all accessible building fabric including ceilings, walls, floors, service ducts, plant rooms, and external structures. Our surveyors use calibrated equipment including endoscopes for restricted access areas.

Material Sampling: Where materials cannot be positively identified visually, representative samples are collected using approved sampling procedures under controlled conditions. All sampling is conducted to minimize fibre release with appropriate containment and PPE.

UKAS Laboratory Analysis: Samples undergo polarised light microscopy (PLM) analysis at ISO/IEC 17025 accredited laboratories, providing definitive identification of asbestos type, percentage content, and fibrous/non-fibrous classification.

Risk Assessment: Each identified ACM receives both Material Assessment (considering type, condition, surface treatment, and extent) and Priority Assessment (evaluating normal occupant activity, likelihood of disturbance, maintenance frequency, and secondary damage potential). These assessments produce numerical risk scores guiding management priorities.

Management Surveys are appropriate for occupied commercial, industrial, and public buildings, landlord compliance, property acquisitions, regular monitoring, and pre-tender information for contractors.
